Ontario Home Buyers Guide

1. Pre-Approval

Requires Valid Goverment issued photo ID, Most recent Pay Stub, Most recent T4, Valid letter of Employement.

2. Home Buyer Consultation From Real Estate Agent To Discuss

  • Buying Process in depth.
  • What type of property, features and price you're looking for.
  • Address any questions/concerns you have.
  • Provide recommendations on Mortgage Specialists, Property inspectors, Laywers, etc.

3. Ready to look for homes

Narrow your search to your top picks. Send your agent the MLS# to arrange private showing. This allows for you to gain an in depth feel of the home your are ealking through as well as Agent consultation on some items to be aware of.

4. Found the right home!

Conduct Property due dilgence. The Includes resercghing and asking everything on the 10'questions to ASK Before bying a Home.

5. Like what you see/Hear, Offer Time !

A meeting between Agent and client will be arranged to fill out necessary paperwork in regard to making an offer. Agent will provide recommendations and explain all areas of the contact you intend to sign. Bring your photo ID for personal identification. Once the contract is signed. the Agent will send to the Listing Agent. This is when negotations begin. Once negotitaions are over and both parties are happy with deal, the Agent will require final signing of then purcahse contract to make a complete purchaseagreement. Agent will then send all necessary documents to your Mortgage Specialist to start working on funding.

6. Complete buyer due diligence

Obtain Financing & Conduct home inspection.

7. Mortgage is approved, inspection is great, now what?

A "waiver of Conditions" document will be signed by Purchasers upon completion of financing and other conditions meeting Buyer expections.

8. Sold!

Upon waiver signing, the sale is official Congratulations. Now time to start packing and complete the following steps.

9. Setup home insurance and utilities

When setting upHome Insurance, setup for 12pm noon of possession day, Setup power, Gas and Water for date of possession starting at 12pm.

11. Final Walk Through

One last walk-through of the home once the sellers are moved out!

12. Possession Day

Your Real Estate Agent will receive keys on date of closing once all funds to seller have been successfuly transferred. This typically happens between a windolw of 10am-2pm, upon receival of keys, Agent and client arrange a time a time to meet to provide you with the keys to your new home, it is not all ready for moving in !
